Our rooms are recently refurbished with individually designed en suite facilities. Most of our furnishings are antique and are chosen to reflect the original style of this Georgian riverside house. Each room is named after the river or one of it's tributaries. All rooms are equipped with TV, DVD and CD/Radio alarms. Up to ten people can sit around the oak dining table in front of the period marble fireplace. We accept dogs on the understanding that no dogs go on the furniture and that owners pick up after their dogs. A beautiful period house in a lovely location right at the heart of Kelso. We took this property as a holiday let and thoroughly enjoyed our stay. The owners, Jeff and Paul were very helpful and hospitable.

amazing views would like to stay longer.all our family stayed in the house it was excellent spotleess clean we all felt at home and welcome went to a cafe called carolines in square and had a excellent breakfast and felt very welcome

Duncan House was set up as a bed and breakfast property and is still run as such at certain times of the year. All five rooms are en-suite and contain the usual facilities. Each is equipped with TV, DVD, CD and radio clock alarm. Bathing is a varied experience bathrooms vary from a standard shower to a freestanding roll-top bath. In between there is a showering bath and even a shower built for two! There is an open fire in the dining room and a further fire in the snug. Off the kitchen there is a large porch/sun room. Outside is a summerhouse facing up the river towards Floors Castle, a perfect venue for an evening gin and tonic.

About the neighbourhood
Kelso is situated at the confluence of the Tweed and Teviot rivers and is the site of the 12th century Abbey. The cobbled town square has a Flemish feel to it unique to the Scottish Borders. Situated on the outskirts of Kelso and open to the public, Floors Castle is the home of the Duke of Roxburgh. It provides a worthy experience for more than just a rainy day. The are many other country houses within a short drive including Manderston, Paxton House, and Traquair House. It is but a short drive to the historic fortified town walls of Berwick. Edinburgh is an hour away by car.
