The holiday cottage is situated overlooking the moat of Newtimber Place, a beautiful 17th Century manor house within the South Downs National Park. It has extensive views of the Downs and is in a rural location, yet is within easy reach of Brighton and Hove (8 miles). Children and walkers welcome. The cottage sleeps 4 in 2 bedrooms - one king and one twin. The cottage is on one level with underfloor heating, the heat being drawn from the adjoining field by a heat pump. The cottage shares a garden with the adjoining holiday cottage. Each has its own table and chairs under a pegoda. The garden is fenced, but small children would have to be supervised as there is deep water the other side of the fence. It was been awarded 4 Star Gold by the AA for 2021. The cottage was originally the stables.The master bedroom has an ensuite shower room (no WC); the twin bedroom has an adjoining bathroom with a shower over the bath. There is a fully fitted kitchen with the usual appliances including freezer, microwave, washer/dryer machine and dishwasher. There is parking for 2 cars and 2 cycle-racks (not covered). An EV charger is available for charging EV cars but there is a charge for units used due to high electric charges.

Just perfect
We needed a place to stay for a family celebration in Hove. This was a great find. It is comfortable, well-equipped and so close to Brighton & Hove but away from the bright lights. Loved the home-made cake, jams etc there when we arrived. We were there in Feb and the snowdrops were magnificent, The cottage being so close to the ducks and the sheep was a lovely bonus. We are making a return visit.

Wonderful property in stunning location
We stayed at 2 Moatside Cottages for 4 nights midweek. The cottage itself is perfect for a family of 4. The two bedrooms are adjacent which is convenient for young families. Andrew and Carol had thoughtfully provided milk, bread, butter, home made jam, marmalade and lemon drizzle cake, local honey and tea & coffee which were all delicious and very welcome. There were fruity scented bath and shower products which provided a touch of luxury. There isn't a single extra thing we could have wished to be provided. The cottage kitchen and utility room/second loo were extremely well equipped. The beds were very comfortable. The grounds were so beautiful with the trees in full blossom, ducks with their chicks on the clear water moat and we spotted a coot sitting on a clutch of eggs at the water's edge. The property is well situated with lots to do nearby and places to eat out. One of the best cottages we have ever stayed at and we have stayed in lots. Only downside for us was lack of privacy in sitting out area as 1 Moatside's patio door was at 90 degrees to ours. However, that aside, it would not put us off returning or recommending. Lovely cottages and location
I booked both Moatside cottages for a cycling weekend for 6 friends. Both are lovely, clean and recently refurbished to a high standard. Tea, coffee, milk, bread and home made preserves were supplied which was a welcome bonus. The two cottages work very well as a double booking as they are adjacent to each other. The location is very picturesque with respect to both the immediate estate and local area. You are very close to the South Downs way and Devil's Dyke which can both be accessed by cycle (some map reading required to navigate the A23) We had a great time despite pretty damp conditions, would be even more beautiful in the sunshine!

GREAT HOLIDAY
We stayed here in August two adults and one child aged two. The cottage was very comfortable and the facilities were of a high standard and very clean upon arrival. The kitchen has everything that you would need and the owners leave all basics (washing up liquid etc) which is a nice touch as many cottages that I have visited have nothing like this. Also upon arrival the owners left milk, bread and a cake which was really nice. Bedrooms very comfortable and bathrooms / showers all new and of a high standard. Outside you have your own patio with furniture and we used this on a couple of occasions to eat out as the weather was good, the only draw back is that when you eat outside the guests staying in the other cottage look straight out of their lounge at you so no real privacy. Visited Brighton, Worhting and Lewes whilst on holiday and would recomend them all. All in all had a great family holiday. The cottage is in a rural location so a car is needed to get everywhere as there are no pavements on the road into Ponyings.

Excellent cottage and location
Absolutely beautiful cottage with everything you could wish for and in a great location. Decorated, furnished and equipped to a very high standard it makes you feel comfortable immediately. Welcomed with a lovely lemon drizzle cake along with a few bits like milk, bread, butter, home made jam,marmalade and honey. The surrounding area is lovely and peaceful with nice woodland walks and spots for just sitting and enjoying the countryside and house moat. We had rabbits visiting the garden, saw deer in the woods and had buzzards overhead most days. The location of the cottage was perfect for us as Brighton was 5 mins away as was the A27 which gave easy access to both east and west Sussex. We thoroughly enjoyed our stay, would love to revisit and would happily recommend to anyone. 5 stars..

Perfect
I booked this holiday cottage last minute. What a find! It is situated in a very idyllic setting, with the South Downs literally on your doorstep. The fixtures and fittings are exceptional, nothing has been overlooked. The 'extras' that welcomed us; home made scones, preserves, and local honey, along with tea, coffee, sugar, milk, bread and butter, were fully appreciated. The owner also provides toiletries and dishwashing and laundry detergents.

Fabulous cottage - perfect for young children
We have just returned home after 3 nights staying in 2 Moatside Cottages and had a fantastic stay. The cottage exceeded our expectations. It was particularly well equipped and it's clear the owners have put thought into the finishings and details. The open plan kitchen, dining area and lounge space was larger than it appeared in the photographs and was plenty of space for a family. The beds were especially comfortable! We liked the addition of the shower/ sink area in the main bedroom. We didn't use the outside space due to the weather but there is seating and a fenced garden area. It is shared with the other cottage. The extra touches such as the cake, jam, bread, butter and milk were really appreciated as were the dishwasher and washing machine powder! There's nothing negative to say about Moatside Cottages. It is one of the best cottages we have stayed in. The one floor works really well for families with young children as we didn't need to worry about stair gates and we could tend to our baby really easily in the next room in the evening. Both bedrooms are next to each other, we don't always find this is the case with one floor properties. The cottage is a really good location for Brighton and surrounding areas, we hope to return again in the near future! We will be definitely be recommending Newtimber Holiday Cottages to our friends.

Luxurious Cottages in a peaceful location
Myself and 7 friends stayed for a weekend in both Moatside cottages. The cottages are beautiful and both furnished to a high specification. The beds are comfotable, all showers are power showers and everything was spotlessly clean The kitchens are well equipped and all appliances and equipment are of a really high quality. There were homemade lemon drizzle and sponge cakes on arrival that were so good and didn't last long with our hungry group of friends! We cooked one night in the cottage and the following day we ate out at a local pub, The Royal Oak. The food here was beautiful and really high quality. We walked which took about half an hour. The cottages are fairly remote but we managed to get out and about but if you were wanting to explore the surrounding area a car would be beneficial. If you just wanted to stay in the cottages there are lots of books, smart tv's so you can get catch up, wifi and i pod docking stations. The only minor criticism was that a few people in the group said the hot water in the showers was a little sporadic. All in all a very comfortable stay, the cottages are beautiful and feel very luxurious!

Well equipped and comfortable cottages
Seven friends and I rented both Moatside cottages for a three-night stay. Couldn't fault the cottages. They are newly refurbished and kitted out to the highest quality. Great kitchen facilities, comfortable beds and good TVs. Very warm and cosy. The owners had also left us a Victorian sponge and lemon drizzle cake (which didn't last long). Only fault was that the water for the shower could have been hotter - and there aren't too many great walks nearby the cottage.
