The holiday cottage is situated overlooking the moat of Newtimber Place, a beautiful 17th Century manor house within the South Downs National Park. It has extensive views of the Downs and is in a rural location, yet is within easy reach of Brighton and Hove (8 miles). Children and walkers welcome. The cottage sleeps 4 in 2 bedrooms - one king and one twin. The cottage is on one level with underfloor heating, the heat being drawn from the adjoining field by a heat pump. The cottage shares a garden with the adjoining holiday cottage. Each has its own table and chairs under a pegoda. The garden is fenced, but small children would have to be supervised as there is deep water the other side of the fence. It was been awarded 4 Star Gold by the AA for 2021. The cottage was originally the stables.The master bedroom has an ensuite shower room (no WC); the twin bedroom has an adjoining bathroom with a shower over the bath. There is a fully fitted kitchen with the usual appliances including freezer, microwave, washer/dryer machine and dishwasher. There is parking for 2 cars and 2 cycle-racks (not covered). An EV charger is available for charging EV cars but there is a charge for units used due to high electric charges.

Peaceful location
Moatside cottages have only opened this year and were originally horse stables. The renovation has been done to a very high standard. We had everything we required and the owner even baked us a cake! It is a beautiful peaceful location with lots of great walks on the doorstep. Henfield the closest village is a 10 minute drive away and has everything you will need. We will definitely stay again.

a very comfortable cottage
we have stayed in lots of cottages over a number of years, we found this one very well equipped, no expense had been spared in the furnishing and decor, it was very peaceful, beautiful grounds.

Fully Equipped - there's not one thing they've not thought of - Perfect
We booked this for a week for a wedding nearby at Pyecombe, Pangdean Barn. We took my parents, us and our toddler. The booking was fast and efficient. The Property is a newly converted stable block in the grounds of a moated house. It's separate and has privacy away from the owners' house. Wonderful walks right from the door, in to the wood and around the grounds - all very well detailed in the inhouse Information brochure. The Information Brochure is the most uptodate and detailed of any we've ever seen, and we've rented a lot of houses. It is located about a mile from the A23 but you hear absolutely no noise at all, from there you can do Brighton very easily and other places. The garden is shared, but each has their own seating area - there were others there but they didn't mind at all that our son wanted to play football. The cottage is very well thought out, incredibly well equipped for self-catering and the Owners were very responsive to a few unforseen hiccups along the way (plug stuck in sink) were sorted out immediately. Cleaning liquid, washing powder, dishwasher tablets and sponges etc were all provided enough for the entire stay - rare to find and such a thoughtful idea. Attention to detail is fabulous. Wonderful assortment of essentials on arrival - tea, coffee, butter, bread and the orange cake ... rent this cottage immediately!

Top class self-catering accommodation in idyllic setting
My husband, 22 year old son, and I stayed in this beautiful fully refurbished property in July. The property has all modern, top-of-the range facilities and has a fully equipped kitchen. Everything has been thought of down to the last detail. Also provided are soaps, shower gels and all washing and dishwasher powders. The rooms are spacious and beds very comfortable, with the most amazing fluffy duvets. The owners were very welcoming and to start us off food-wise we arrived to find a lovely home-made cake. Bread, milk, honey, home-made jam and marmalade were also provided, as well as tea, coffee and sugar, so we could have a much needed snack when we arrived and a cup of tea. This property is so handy for the A23 and there are many pubs and inns nearby to dine in. It is very near Brighton and so if shopping and night-life is your weakness, this is the place to be, as you can escape back to a beautiful quiet location after your hectic days out. There are numerous country walks if this is what you prefer. This is definitely the best self-catering accommodation we have ever stayed in. We would thoroughly recommend it to anyone. In fact, the photographs don't do it justice!
