This custom log home is perched on a ridge overlooking the San Juan Mountains to the east and Archuleta Mesa to the south- almost 270 degrees view. Situated on almost 8 acres, it is located only 2.8 miles south of town off of Highway 84 .
It has three levels. The top floor loft is great for kids to have their own space with two oversized bean bag chairs, a private bedroom with a queen size bed, and big screen tv entertainment at other end of loft. The lower level two bedrooms share a full bath, one has a full size bed with sliding door walkout, the other room bunkbeds. The main level has a spacious living room with gas log fireplace, guest bath/utility, kitchen and the master bedroom. Smoking is allowed outside on decks, and please, NO PETS.
Please don't inquire on the property requesting an exception because your pets are well behaved.. When evidence of pets being snuck into the premises is found, an additional cleaning fee of $250.00 will be assessed to cover cleaning of all furniture, carpets etc.
You are responsible for all costs incurred if required for additional cleaning, or plumber expenses as a result of flushing anything other than toilet tissue.

Rocky Mountain living at it's best.
This gorgeous Colorado log home is the epitome of Rocky Mountain living. It is a dream vacation location, beautifully blended into a hilltop with unbelievable views of the San Juan mountains from its spacious decks.
The home is comfortable and well furnished with a great kitchen and large dining table. The bedrooms, beds, linens and baths were so comfortable we felt at home.
We have stayed in the area for over a decade and this place is now the top of our list. The hosts were kind, quick and responsive to all our needs and questions.
We can't wait to stay again.

Scenic,relaxing a genuine mountain retreat
I’ve been visiting the area close to a decade. This cabin has it all and the owner is very accommodating. Walking out to the point on the property gives one a Birds Eye view.

Top of the World Vacation
This place is phenomenal, it truly does feel like your on top of the world. Great views, very private, extremely relaxing. Larry and Sue run a first class operation. The spacious accommodations are perfect and well maintained.

Cute and cozy
Love Larry and Sue. They are such great landlords. They are very attentive and the chalet is so cozy. They make sure everything you need is there. Sitting on the deck for morning coffee and early evening cocktails is a plus while you enjoy your friendly turkeys and hummingbirds. Lots of great hiking and fishing in the area.

“Perfect setting for making memories”
We absolutely LOVED staying at the Aframe! Everything was neat and clean! Larry and Sue left very detailed notes and suggestions on where to eat and enjoy the activities around Pagosa Springs. It is surrounded by wildlife and was an amazing place to relax and destress.
There were board games and things to do in the afternoons after our day hikes. It was the perfect place to make family memories that will last a lifetime. We DEFINITELY will go there again!

Hatching of ants
We arrived with two small children, my 89 year old mother at 6:00 pm June14th 2018. When we saw the Aframe and the beautiful surrounding we were all very excited about our stay
When we walked in the sliding glass door we noticed a fair amount of ants in the door frame. We were a little concerned but continued with our tour of the home. We dropped the door and climped the ladder to the loft where the little ones would be staying. It was invested with ants and we were all getting bit. My 3 year old grandson was screaming because he was getting bit so bad.
I immediately called the owners and they were prompt in coming and they told us there are “hatchings” that occur certain times of the year.
Here’s my problem they live a few doors down and if this occurs wouldn’t they check before your arrival. Their attitude was very flippant and did not offer to help us find an alternative place to stay. We have traveled 5 hours with an elderly grandparent two children and we thought we would have to turn around and go back home. We found it very difficult to find a place because everything was booked.
Finally we landed a place and settled in at 9:00pm. Fortunately we were able to again pay upfront for the second place we stayed.
Very disappointed with the way this was handled and simply put, we should of never walked into a situation like that.

Our accommodations were inspected hours before guest arrival, and in the interim their was an annual hatch of little ants that had indeed invaded the premises. We responded to guests call within 5 minutes and commenced cleaning up the insects. The guest made it clear they didn't want to stay there, even though we had all the insects gone within an hour. We did indeed make recommendations to alternate lodging and invited them to return the next morning to inspect along with offer of free nights. The offer was rejected and we promptly processed a full refund for them in spite of the fact the premises were insect free and habitable.

Perfect
Just as the pictures and descriptions tell. It was very quiet and peaceful. Just what we needed. It was well equipped and very clean. We would recommend the Aframe to anyone who wants quiet. Lots of wild life around. It was obvious that the owners take great pride in their property and their guests.

Very peaceful and relaxing place to stay!
This cabin was perfect for us. Very close to town of Pagosa Springs but felt like much further away because it was very quiet. Great place to kick back and take a break from every day life! Larry was very accommodating and he and Sue have done a great job making sure the A-frame has everything anyone would need for a nice stay!

I was very nice
Very peaceful and serene. It was just what we were looking for. It was close to town and Larry was very helpful in letting us know some things tha we ould do around the area. We will definately be going back.

The perfect place to stay!
Beautiful scenery and lots of space to relax in this wonderful place in Pagosa. The house had everything you could ask for an was very clean and neat with lots of brochures of places to visit.

Once a 650 acre cattle ranch, Holiday Acres is only 3 miles south of Highway 160, the main thoroughfare thru Pagosa Springs. All lots range from 3-5 acres in size, but the cabin has two parcels merged totalling over 7 acres of privacy.
