A warm wood/tile floor interior will greet you in my 5th floor, 52 sq.m designer fitted condo. Set within a recently built, low rise (7 storey, with lift) fully managed condominium hotel, which features a front desk and security with porter service. Originally a one bedroom unit, mine has been professionally designed to open up to provide much more usable space, in one large spacious air-conditioned unit. Set within a quality private development with a great pool, whirlpool and gym, all available to guests inclusive in the rental. There is a comfortable wooden framed double bed, with two changes of linen and four pillows, The built-in illuminated 3 wardrobe units, all with large drawers, give plenty of storage. A stylish ceiling fan augments the quiet Carrier split-type air-conditioner unit. A marble tiled bathroom with rainfall shower/hand shower and hot water throughout, (most condos here only have hot water for the shower, this one has the hand basin too, even in the kitchen sink!) means you will always be refreshed. A hairdryer is in the bathroom. The compact kitchen is set up for self-catering, featuring a double instant on, infra-red hob, decent sized refrigerator, microwave oven, modern appliances (coffee maker/toaster/kettle/blender/rice cooker). Sufficient pots/ pans and cooking utensils, plus a knife set, corkscrew cutlery, glasses and crockery for 4 people. The SONY 40' flat screen TV has 70+ channels including all major US and European news, movies and sports programming, (BBC/DW/RT/FR/FOX/RAI etc). There is a DVD/CD player with 6 speaker Hi-Fi and a decent selection of CD's and DVD's to play which you may view from the sofa or easy chair with a footrest. Ther are also about 25 assorted books to read in English, There is a safe in the condo for your passport/valuables/phone/Ipad, etc. Wi-Fi Internet access is available via weekly/monthly coupon from the reception, (one week is only thb 350/€9), working from the glass-topped computer/work desk with plenty of power points, or relaxing on the veranda. International plug adapters are provided so you can power upon arrival. Sliding full height balcony doors, with inside fly screens open up to a roomy veranda with wood decking and a cooling ceiling fan. This is complemented by discreet lighting and two wooden sun loungers and side table. You may set the inside table & chairs outside for breakfast overlooking the sparkling pool and views out to the islands in the Gulf of Thailand. A car is not necessary as it is on the main bus/taxi route, but undercover car/motorbike parking is free for renters as required, just register the number plate at the front office. A 24 hr 7-11 store is on premises as is the laundry in the lobby that offers reasonable service. Opposite is 'Lat's estate office' that does general services and is also my onsite manager for keys, cleaning and can arrange anything you need. A 24 hr western supermarket is an 8 - 10 min walk or 2 mins by local '10 baht bus' from the front door. South Pattaya/ Jomtien is an ideal family holiday location with beaches, fine and casual dining, family entertainment and many activities nearby, all at very affordable prices. Royal Hill is close to quality restaurants, beach, zoo, national parks, islands, water park, ATV/go-kart track, golf and all water sports. Pattaya's famous Walking Street and nightlife are 20 minutes away via frequent local transportation, right out front (the '10 baht' buses) all available 24/7. For golfers, I have a decent set of long r/h clubs for you. I will give you recommendations to the 20+ first class courses all within an hours drive at course fees that will pleasantly surprise you. Only 70 mins via the lane superhighway south of Bangkok International Airport, via hourly air-conditioned airport bus (US$4/€3.5) from the airport which terminates only 150m from the front door, near Pratumnak Hill- Jomtien Beach. A private car and sensible driver may be arranged in advance for around US$45/€40 each way for up to 4 people, including baggage. Rates inclusive of water, management, cable TV, security, parking. Electricity included to thb500 a week, (enough to cover the bill if the air conditioner is used reasonably) balance metered and billed on consumption. A cleaning/linen service is also available for longer rentals as required. Competitive rates available for 3+ month by agreement, in particular, within the quiet season from April to September. This is my personal vacation home, professionally maintained and cleaned, so it is a step above the normal rental units. Please book now.More

The manager, Ms. Lat is on site in the lobby area who will give you the keys and is always available via mobile phone for any assistance. She speaks good English and of course, Thai so may assist with any translation. She will collect any excess electricity over thb500/wk at checkout.

Owner was very friendly and informative and had no real hassles. Everything one tap, 7-11 in front of condo, song taw operates in front of condo and cafes, restaurants with in walking distance.

The Royal Hill Condotel development is on the south part of the coast road connecting Pattaya City with Jomtien Beach, making it handy to both with local buses coming by very few minutes 6 quality restaurants are within walking distance, 3 family restaurants also. More casual places and 5 mins by local '10 baht' bus to the long beach at Jomtien. A short walk away is the water park and access to other beaches including a clifftop beach club and yacht club. There are 20 quality golf courses within a one-hour radius (set of clubs in the condo). There is an aquarium, adventure park, tiger zoo, temples and many other attractions within easy reach. 10 mins from the ferry terminal to the Gulf island of Koh Larn (ferry 30 mins) with fine sand beaches and fresh seafood cooked as you watch.
