A couple friends and I booked this accommodation in February for a week long stay, and our experience there was the worst I’ve experienced in all of my years of travel.
Let’s start with the suite itself. It was definitely a lot smaller than what the pictures show, however that wasn’t a huge issue. What was an issue was the lack of cleanliness - which ranged from very noticeable stains on the couches and bedding, cabinets that hadn’t been wiped down in what seemed like ages, dirty dishes put away in cub boards, the list goes on. The beds seemed very old, and were very uncomfortable. The water was hit or miss as to whether you would be able to have a hot shower or not. Water also sprayed out from the shower and drenched the bathroom, we were not given a bath mat and had to use a regular towel on the ground, which we then got in trouble for doing so. We were only given one single key, so if it was accidentally left in the room, (which was very easy to do as the door would lock behind you) you had no way of getting back in without contacting the owner, who did not live on site.
As for the location, it was very central which was nice and convenient, however, if you wanted to go to bed before 2am or sleep in later than 8am good luck, the music was LOUD, every. Single. Night. and. morning.
Now let’s get to the biggest issue. The owner. This man was an absolute nightmare to deal with (And if you want proof of how he deals with his guests take a look at how he responds to any poor review he’s received on any platform and you will get a glimpse at how he deals with problems and treats his guests, we should have done more research before booking) After being accused of damaging a number of things in the suite (which we didn’t and have pictures to back up our claim) he not only asked for us to send him money directly through his PayPal account to pay for the damages, he also threatened to call the police if we didn’t. After the third threat, we ended up booking different accommodation for the rest of our stay and it was absolutely worth it. We have asked for a partial refund, which has not been granted by either the owner or the booking agency, which is very disappointing. So, unless you don’t mind having the Mexican authorities called on you I would recommend staying literally anywhere else but beach break suites.

Sayulita town
This suite is adequate. Very noisy location with bands until 11:30 pm. I didn’t get entry information prior to arrival. There is no assistance on site. A guest had to assist me after I was on the street for 45 minutes. Kitchen materials aren’t clean a rusty toaster and rusty dish drain rack. One stroke pool. Fine for a couple of days not extended stay.

Great location
Perfect for 4. Last minute getaway and the room fit perfect. Roof top pool made happy hour something to look forward to after a long day in the sun.

Great condo in central Sayulita
My wife, son (now 4 years old) and I have stayed here the last two years and it's great! The location is right in the middle of central Sayulita and only a 2.5 block walk to the beach. It's close to all the main restaurants and attractions.
The condo itself was clean and very spacious. We had no issues whatsoever with hot water and the wifi worked just fine for us, although we also had cell service as well.
Sergio was responsive. He sends out the details of the check-in the day before you arrive and all the details were very easy to follow and we had no issues getting into the unit.
There is definitely noise as you're in the center of the city, but we didn't mind too much. I do want to note it because, yes, it will be loud at night and sometimes late. It's the center of the town, so it's to be expected. If you want to avoid this, then find someplace that's not in the middle of the town. Having said all this, the bedroom is in the back of the unit and it is definitely much, much quieter in the bedroom than the main living room. If you have someone sleeping on the pullout couch you'll certainly notice the noise more.
All in all, a wonderful place and excellent location!

Bad Host, Broken Wifi, and SUPER LOUD
The host Sergio was not responsive to my requests. Not something you want in a country where safety is a real concern. It was my friends first time in Mexico and she was very disappointed by Sergio's lack of communication on basic issues - check in, wifi, and hot water.
Hot water is hard to come by, if at all. The shower knob is stripped and there's no way to know which part of the dial makes the water hot. It doesn't help that it takes 10 min for the water to run to have hot water according to the maid. It's also very loud at night (music) and in the mornings (roosters rooing and dogs barking all morning...not a joke)
The wifi was not working at all during our last night. After I text him about the wifi not working, the host decided to contact Booking.com to say that I did not stay there to avoid my inevitable bad detailed review on Booking. Incredible. This was the final straw. It is an incredibly shady way to handle unhappy customers and keep your review score appear good. We wound up using data on my cell phone costing me extra money to stay at this dump.
To sum up...find another place in Sayulita where the host is actually present (not only via text) and happy to help when issues arises. Also, it was AT LEAST 50% more expensive that what we should have paid with the "amenities" offered. Find another (better) option.

We run this vacation rental with the motto "it must be possible to please all our guest".
After your stay, you make us doubt about this.
I guess we must remain humble and keep trying with improving.
I don't see the point to enter in details with your complains and demands (ever before you arrive with us), is certainly not helpful for this forum when it gets personal. I rather let them form a criteria based on overall reviews in this and other platforms.
Although, there is one particular point that I would like to clarify: Mexico and Sayulita in particular are a very safe and friendly country / village. Obviously this is if you stay away from trouble like any other country in world. Perhaps you need to stop watching lots of Fox news.

Best spot in town
What an amazing location you are right next to the main square and right across the street from amazing tacos!
Sergio is awesome at responding to any messages or questions.
We met Iris and she is very sweet and even hooked us up with a taxi to the airport on our departure.
We loved going in the rooftop pool and the views were awesome.
I would recommend ear plugs as there was one dog who seemed to enjoy barking behind us every night at 2am.
Would stay here again in a second. Sergio any deals for day of the Dead holiday?

Prime location in Sayulita!
Our family enjoyed our stay at Beach Break Suites! Highly recommend this complex - modern rooms, private rooftop deck/pool shared with 5 units and close to everything (beach, restaurants, entertainment, shopping)! If you're a sound sleeper, don't care for late night music or have difficulty with short, steep steps, this location may not work for you.
Met Iris (housekeeper) - very sweet lady! Sergio was quick to respond via email and we would definitely stay at his place again!

Big price tag for mediocre accomodation
Although the suite and building are modern, clean and well situated, and Sergio communicated well in advance, we were surprised by the limitations of this rather pricey abode. On our last day, there was no running water for nearly 5 hours, toilets were frequently plugged, the pool water looked murky enough that our kids chose to pass, which was a big draw with this booking.

I am sorry about the water, it's out of hands as Sayulita (all town) it's experiencing an upgrade on infrastructure (main road) and supply has been intermittent. We always try to improve in quality and service an will definitely check the situation remarked on the pool.
We recommend to try to look BBS directly to avoid costly fees in some of the sites where you booked.

Good vacation wonderful atmosphere
Located right above a busy street with lots of nighttime activity.Close to restaurants and the central plaza. short walk to the beach. Very nice and helpful maid - Iris.Sergio F did not see fit to give me entry information and so after three days of travel I arrived to a key-pad entry with no info. Not fun. Also I had miss-booked my trip by one day, Sergio allowed me to stay an extra night for more than my average previous nightly rate. Leaving me with not a good taste in my mouth. Probably would not recommend.

Centrally Located, Clean, Semi-Private Pool/Deck
Enjoyed our stay at Beach Break Suites. The suites are centrally located to restaurants, shops and beach so we could walk anywhere easily. The room was clean, well equipped and the AC was excellent (important if you're not used to the humidity). Roof top pool and deck is very nice with view of the ocean and town. Iris was onsite to help with any issues, very responsive. The owner is accessible gave detailed instructions on directions to suite and check-in/check-out.
