Netherway Farmhouse is a 17th century thatched cottage (although the oldest section of the cottage was recorded as being in existence as ‘Netherway Farmhouse’ in a survey of the village undertaken in 1585). It is one of 25 listed buildings in the conservation area of Okeford Fitzpaine, one of Dorset’s most attractive villages exhibiting rural charm and relaxed pace. The cottage is available for weekly bookings. Please note that our changeover day is a Friday. Netherway Farmhouse was carefully refurbished in 2018. In keeping with its character, a new kitchen was installed with new appliances and exposing the original stonework. The original pantry was reinstated and a new utility room created with a downstairs toilet. At this time a 4th bedroom was added to the third storey with an ensuite shower and toilet. The refurbishment preserves the same homely feel of the farmhouse but gives our guests more comfort and facilities. 10 good reasons to stay at Netherway: 1. Spend your holiday or break in what we believe is the best village in Dorset! (Indeed Okeford Fitzpaine won ‘The Best Large Village in Dorset’ award in 2018.) The cottage is in the conservation area of this beautiful village. 2. The cottage is in the heart of the beautiful Blackmore Vale with amazing walks direct from the cottage, stunning views and a variety of activities (see location info below). 3. Okeford Fitzpaine is in striking distance from the coast; the Jurassic region around Weymouth and the sandy beaches Poole are roughly equidistant and under an hour. To the north Stourhead, Shaftesbury and Sherborne are conveniently situated. 4. Relax in the comfortable oak beamed lounge, with inglenook fireplace and a log-burning stove, many preserved original features but also with modern comforts, broadband, and Smart TV. 5. The Royal Oak pub is only a few doors down; a really good traditional and friendly pub serving Sunday lunches and meals most nights and log-burning fires in the winter. You will receive a friendly welcome here. It is also dog-friendly. 6. Enjoy a perfect night’s sleep in Netherway’s bedrooms, each with its own character and charm. Lower Street is quiet and peaceful and a popular thoroughfare for cyclists and horse riders. 7. The whole family can enjoy the large secluded garden. There are some ancient apple trees, extensive flower beds, patio areas as well as a large lawn area where ball games or a game of croquet can be enjoyed. Younger children can enjoy the recreation ground opposite. 8. For al-fresco dining there is a large wood-fired oven in the garden where guests are welcome to try cooking their own pizzas or may be a slow cooked piece of lamb from a local farm shop. There are 2 al-fresco dining areas- one near the oven and a 12 seater dining table at the back of the cottage. 9. The village is an ideal place for many outdoor activities. Walking around the local countryside and across the hill ridges is recommended. Views from Okeford Hill back towards the village are superb. Okeford Fitzpaine is on the Dorset route and near a local mountain bike trail-way. On a calm day you can see the hang-gliders descending from Bell Hill. There are also local riding stables where you can learn to horse ride from scratch, whatever your age or go hacking in the countryside. 10. At the end of a long day enjoy the lack of ambient light by watching the stars on a cloudless night from the patio, or listening for owls in the nearby wood. (We find this also a good excuse for a nightcap!)

Beautiful cottage in a great location!
Such a beautiful cottage. House had everything we could possibly need for our week stay. Good location for families with some great days out all a short drive away. Would definitely recommend and would stay here again.

Fantastic Place
Absolutely fantastic accommodation very clean tidy and all amenities. The owner were very helpful with all local info and the pizza oven was a great addition. If in this area again this will be number 1 choice. Thanks again

Great place to stay
This was our second stay at Netherway, which is the perfect location for our family Retreat. The accommodation is versatile and met our group of 13’s needs. The farmhouse and barns kitchen are well stocked and the pizza oven is a wonderful addition. We use a tesco delivery service from nearby Blandford which makes things a lot easier. Both properties have white fluffy towels and linen. The gardens are great for playing games in. The village store is very friendly, there is a play park a short distance away and The Royal Oak Pub is a short stroll . We will be back .

TIMELESSNESS GEM
What a gorgeous cottage!! We had both properties as a party of 9 with dogs. We found everything we needed. We enjoyed the shared garden between both properties and being lucky with glorious weather we ate outside for every meal. We have stayed in properties before and they haven't provided enough cups, knives or forks, etc this definitely was not the case here. Every need has been thought out by the owners who couldn't of been more helpful. Excellent email communication, helpful information and even popped round to say hi on our first evening. We went for a drink at the local pub which was charming. The village was stunning, full of history and lovely charm. We did travel out every day as we like the beach, we did Charmouth on the way in, Studland and Durdle Door. All within an hour. I liked that in the summer holidays the owners happily let us book for a long weekend- most cottages don't give this option, working in a school I don't get time off other than in school holidays which can make holidays tricky anf expensive! Would definitely come back we were all so happy here and have wonderful memories. Many thanks

Wonderful Beautiful Cottage and Barn Conversion
Had a wonderful holiday stay with my wife, my daughter, my son and my 5 grandchildren. My family stayed in the main cottage and I stayed with my wife and 2 grandsons in the so homely barn conversion .We had the main meals together in the the large dining room .What I loved was the fantastic private large garden in which all the children played many different games whilst I chilled out in easy chairs. As we had very good weather Me and my wife did 2 BBQs for all my family .My daughter comments was is was fantastic accommodation which had every thing you needed..As I come from a tropical hot country I loved the underfloor heating in the barn conversion as the temperature dropped in the evening .Lots of nice places to visit near the cottage but I must admit on the sunny days I just loved chilling out in the secret garden .This must be said the owners was fantastic who answered all my questions .

Fantastic return visit
We have now had 2 stays at The Netherway and both were brilliant. Such beautiful properties and plenty of space for the whole family! Both times we have been lucky with the weather and taken full advantage of the gardens. The owners are so friendly and helpful…..very prompt at returning emails. Hopefully we return for the 3rd year in a row!

The perfect house to share special family time
We have just returned from Netherway Farmhouse after an idyllic break to celebrate a family birthday. Our ages ranged from 7 to 74 and every one of us loved every minute. Corie and David have equipped this beautiful house and barn to the highest standard, with great care and thoughtfulness. There were twelve of us, who rarely get to spend time together, given half the family live in the US! Everyone mentioned how comfie the beds were, and for us cooks there was every utensil we could possibly have needed. The garden is perfect for outdoor dining, and many hours were spent playing the games so kindly provided in the 'secret garden' behind the Barn. The village is gorgeous and the local shop has everything you could possibly need - very fairly priced I may add....Oh, and the birdsong....none of us could believe the nightly serenades from the birds as the sun went down. So beautiful.

Idyllic extended family accommodation
The small village of Okeford Fitzpaine where Netherway is located was a rural delight; small well-stocked shop with local produce, lovely local walks in the heart of beautiful Dorset and a range of wonderful nearby pubs. The traditional and beautifully restored farmhouse is ideal for larger groups and has everything you need to relax and enjoy. The barn has been modernised to a high standard and is a perfect accompaniment for a family of four to the farmhouse. The well-laid out large garden to the rear of the barn boasts a wood-fired pizza oven (definitely worth trying out, we produced twenty four delicious various shaped pizzas - best tasting ever!), a spacious patio for al fresco dining and a good sized lawn for children and pets. The hosts Corie and Dave could not have been more friendly and helpful offering detailed local knowledge and advice, making this property a fantastic holiday choice. This was our second visit and would love to return again.

Fabulous cottage lots of space and character plus amazing garden
We had a really great week at Netherway Farmhouse. The house is amazing - so much character and space. It was lovely and clean and had everything we needed. Great to have three double bedrooms as well. The beautiful large garden was a real bonus too as we had great weather so we’re able to sit outside most days. Our two dogs loved playing in the garden. The village is also very pretty. We ate in the pub, The Royal Oak only a few doors away from the house - great food (very reasonable) and friendly staff. The village shop is wonderful too, lots of local produce and friendly staff. The owners are great and provided lots of useful information and generous welcome voucher to use in the shop. Thank you for a wonderful much needed break.

A lovely stay in a beautiful farmhouse
We had a lovely stay at Netherway Farmhouse. It has been fully renovated but has very much retained the original style. We enjoyed the Secret Garden and both rear gardens were dog safe. Also enjoyed trying out the pizza oven. David and Corie were attentive yet discreet hosts, always on hand for any problems. The house was well cleaned so we felt safe in this difficult time. We found Okeford Fitzpaine a charming historic village, which was an excellent base for exploring North Dorset.

It contains half the varieties of butterflies in the UK. *In 1645 an ancient force in the English Civil War called The Clubmen of Dorset gathered for battle on on the Hill. *Bell Hill , under 3 miles away is a famous site for hang gliding, watch them soar! * The Jurassic coastline is a World Heritage Site and easily reachable from the cottage. * The walls of the farmhouse, some over 2M thick were made part from stone from the nearby Okeford Hill. The older bricks were imported from Belgium since Britain had no brick industry in the early 17th C. *The cottage Kitchen used to be a buttery, supplying the village. *Lower Street is on the National Cycle Route. *Salisbury Cathedral has the tallest spire in England and the world's oldest mechanical clock. * The sand at Weymouth is ideal for making sandcastles and hosts Sand World Park. * On a warm day dragon flies can be observed in the hill walk down to Canford Cliffs beach.

How to get there
From London by car. Most secure route is M3, A303 towards Exeter. when on the M3 take turn off at A343 to Salisbury, follow the signs to Blandford. At Blandford follow signs to Warminster, then Sturminster Marshall , turning left over the river Stour. At Shillingstone turn left towards Okeford Fitzpaine. From London by Train. The the train from London Waterloo to Gillingham on the Southwest Trains Exeter route. Normally select the front 3 carriages (the rest of the train stops at Salisbury). Get off the train at Gillingham, then its an 18km taxi ride to the cottage.
