We will only contact Guests in case of an emergency or if a neighbour complains about any anti social behaviour by the Guests or their Family or Friends staying at our Apartment. It is a quiet neighbourhood and the neighbours usually keep to themselves. Most neighbours are owner occupiers and look after their houses and their surroundings. A1 Motorway is 5 mins from the Apartment by car. High street is 3 mins walking where you get Buses every 20 mins for Gateshead, Newcastle, Chester le street and surrounding areas. House Rules must be followed entirely. It is a quiet neighbourhood and the neighbours usually keep to themselves. Most neighbours are owner occupiers and look after their houses and their surroundings. Guests can access all areas of the Apartment including the backyard. House Rules must be followed entirely. HOUSE RULES FOR Birtleys's Hidden Gem 1) Due to the secure nature of the special locks and keys, if a Guest loses or damages the key, they will be liable to pay for a replacement of the lock and the key. The charges for this replacement including the specialised locking system, replacement and labour is £200. Callout charge to enter and stay in the Apartment will be £30 before 6pm and £50 after 6pm. This is additional charge on top of the replacement charges mentioned above(£200) 2) Not to use or occupy nor permit the Apartment to be used or occupied for any purpose whatsoever other than as a private residence for family or friends. 3) Not to store petrol or other inflammable material on the demised premises. 4)The roads, footpaths, ways, common areas, and entrances on the premises shall not be obstructed or encumbered with bicycles, prams, boxes or other objects and entrance doors to the Apartment shall be kept closed. 5) No dirt, rubbish, rags or other refuse shall be thrown into the sinks, shower tray waste, lavatories, cisterns or waste or soil pipes in the apartment. 6) Guests are requested to remove outdoor shoes by the entrance of the apartment indoor and store them in the hallway. 7) Free Off Street Car Parking on a first come basis can be used by Guests during the stay only. Any vehicles must NOT travel over or remain on any footpath, grass verge lawn or Garden. 8) BBQs are not permitted anywhere on the premises. 9) No washing or clothing shall be hung or placed on the front parts of the premises. Internal radiators must NOT be used for drying clothes. 10) This is a NON SMOKING Apartment. Consumption and possession of Drugs are prohibited on the premises. 11) Bins inside the apartment to be emptied in Wheelie bins outside the apartment in the backyard before checkout. 12)All used linen and towels to be kept in the linen basket or bath tub before checkout to protect the environment. 13)Noise and Music must be lowered between 10pm and 8am. Any Anti Social behaviour within or outside the premises during the period of stay will not be tolerated. Neighbours can exercise their right to call the Police in extreme situations and Guests may have to leave the Apartment in the middle of their stay. 14) Any premium channels purchased on TV will have to be paid for after checkout. 15) Any illegal material downloaded will be notified to the relevant authorities including Airbnb and (Website hidden by Airbnb) 16) All Cutlery, crockery, kitchen utensils used must be washed, dried and put away in its respective place. 17) No item of linen, towels, cutlery, crockery, or any item of furniture or electronic devices should be removed from the Apartment. 18) Late checkout charges will be £20 per hour after 11am. 19) If ChangeOver Team find more people stayed at the Apartment than what was mentioned in the Booking, extra cleaning charges will apply subject to the number of extra hours required to clean *£30 per hour.More
