It's a traditional farmhouse offering spacious holiday accommodation for up to 15 guests (13 in beds, plus sofa bed), ideal for a family or friends getting together in rural Exmoor. Located in the middle of Exmoor National Park, Upcott Farm House is a fantastic base for exploring the West Country. Downstairs there is a large fully equipped kitchen with breakfast table, and complete with a large inglenook displaying implements that would have traditionally been used. The kitchen is fitted with two electric ovens plus a further small oven/grill, and hob plus dishwasher. Adjoined to the kitchen is the porch which houses the washing machine and tumble dryer. There is a large cold store/larder containing additional tall larder fridge (in addition to the under-counter fridge in the kitchen) and chest freezer, plenty of space to store a large supply of food! The spacious boot room to the rear of the house has an exterior door, so access with muddy boots can be made via this entrance, there is a downstairs toilet off the boot room. The sitting room overlooks the front garden, it is spacious and has a open fire. One of the sofas can be converted into a sofa bed for two additional guests, in order for the property to accommodate a total of 15 guests. The dining room, across the hallway, looks out over the front garden too and the large dining table provides plenty of room for everyone to sit down to eat together. The small garden to the front of the property is level and enclosed by an ornate metal fence. The garden to to the side/rear of the house contains the heated swimming pool. The rest of the garden is slightly sloping and terraced, it is enclosed by a fence also. The view from the garden are across the yard to the surrounding countryside. Security deposit A security deposit of 250 GBP is required when booking this property. This amount will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure. Bed linen and house towels are provided. Please bring your own towels for use in the pool or outside. Wifi, heating and electricity is included Up to 4 dogs well-behaved dogs are welcome (15 GBP supplement per dog) A high chair and two cots can be provided (bed linen not provided for the cots) The kitchen is well equipped with many extras including mixer, blender, cooking tins, vegetable dishes etc. Most household items are supplies, such as washing up liquid, washing powder, tumble dryer sheets, small hand soaps, kitchen and toilet rolls, bin bags, J-cloths, sponges, dishwasher tables, cleaning items, two hovers etc The enclosed lawn to the side of the property also contains the indoor swimming pool. In addition there are many little corners in the garden areas with seats to enjoy this beautiful part of Exmoor countryside. Minimum stay is 3 nights (sorry, no 2 night bookings)

The farm house
The area was lovely but to get to the farm house was a bit tricky. A lovely big farm house but not very clean (walls, cob webs, children’s hand prints on the windows etc). One of the things we were all looking forward to was the log fires but unfortunately we weren’t allowed to use them. Every yr we as a family booked a big house to stay for a week but never before have we been told we have to strip the beds, empty the bins, and empty the dishwasher before we leave. I don’t think that’s right.

terrible cottage, needs lots of work
You are treated by a very Steep hill that you need to do a 90degree turn on and straight up a very steep hill if you have a old car or one with a lack of power don’t book. ( check out google earth) Beds in the house are awful they all have lumps and dips in them one was held up by wood, one had duct tape holding the head board together. considering the times of COVID deep cleans I was shocked to find dead flys in several off the beds & on window seals cobwebs all over the place. One of the toilets had Faeces on the seat, bath panel and shelf were hanging off, toilet brushes were covered in Faeces and rusted up. Fridge hadn’t been cleaned out there were food marks all down the back and in the doors, cooker had a piece of metal hanging of which is extremely dangerous to kids. Slug trails all over the carpet. Log fire in the kitchen was broken & required parts, extra logs you pay for. We had a reactive dog which is why we booked this cottage but we were treated by a house keeper twice a day to monitor the pool. The garden isn’t safe for children to play, the bbq is falling apart and barely works. Drainage from the bathroom is completely broken and just runs water from the bathroom strasight out over the door to the property on to the slabs making it extremely slippery and dangerous The swimming pool is great but again it’s very run down with a lot of rusty bits around the edge Overall needs a lot money and time spent to make this cottage worth the asking price to rent.
