the house is in a quite area with a private back yard where the hot tub is situated . We no longer allow groups of just girls or guys due to previous problems with these groups The house is not for parties as it is in an urban area and is more suited to families or mixed groups looking for a relaxing break.

Just returned from a week here with my partner and two children, fantastic! Firstly I have to agree that the pictures don't do this place justice it's such a beautiful cottage, very clean and everything you could need for a holiday! The garden was lovely and the kids loved the playhouse and the hot tub! Perry was very helpful and easy to contact. We were sad to leave and would definitely stay here again if we ever booked another holiday in Devon, stunning place, we were sad to leave! Would 100% recommend staying here, very impressed!

Tired and Definatley not what it once was avoid if you want to have fun .
Firstly I'm all about praising accommodation or service customer service being a huge importance in my opinion.We once visited this place and it "was" fantastic however on my next vist it turned out to be more of a house sit job than a vacation please do not come here if you like to laugh, talk listen to music or breathe after 11pm you will experience a strange growling noice from the neighbour up top a rather bizarre creepy almost feral noise that seems to signify that you are to shut up because she has work ,this will be made clear by an accompanying email from the owner just so you are totally silenced "it's bed time guys " the neighbour has to get up at 6 please refrain from playing music even though the house appears like the life and soul of the party with built in speakers and and don't light the fire it may leave a mark it is just for show you must wrap up warm .Also it is looking extremely tired weeds growing out of the flower beds and the guttering the plants are dead the jacuzzi is only working 85% some pumps not working (this holiday may require alot of assembly) get ready to make this place your own but be very very quiet or the owner will be straight in touch .Also be prepared to Don your fluorescent bib and wheel three heavey bins up the hill it's your job as a guest ,owner is adamant you do it he doesn't care about any of your coments or criticism it's "not a money spinner" so feel free to leave an honest review .Sadly a real gem let down by poor up keep and the most noise sensitive neighbours ever to exist .Dont come unless you are willing to obey .Poor customer care equals poor customer experience equals poor customer reviews.

Fantastic break!
Wow what a house! I agree with other reviewers that the photos do not do this place justice. It has everything you need for a relaxed get away. The house is beautiful and the table tennis and jacuzzi kept the children (and adults) amused and that is without the mini climbing wall and stone wendy house in the secret garden. Walking distance to all local amenities so regardless of weather you have everything you need. Perry was on hand from booking through to departure and answered any questions we had really quickly. We had such a lovely time so thank-you. I would highly recommend barns cottage to anyone looking for a break to braunton - beautiful place!

Just return from a fabulous week at Barns Cottage. The house certainly has the wow factor and it’s all the little details that make it extra special. The welcome basket, treasure trail, fluffy robes, plus all the really useful things like extra beach towels !
The garden is amazing with hot tub and fire sadly it rained most of our week, but still made good use of it, but can imagine how amazing the space will be in the sunshine. We will just have to return to try it out and hope the great British weather is on side.
It’s a great place for little people, a huge toy selection (my little people a bit big) but they have big people toys too with PlayStation and a ping pong table.
Braunton is the perfect location with a great selection of restaurants and shops but your just a short drive from the beach. Croyde is always our favourite.
One thing to note on the garage, it’s standard size so you can only get a standard size car in (no roof box) We had a Ford Kuga that just fit to give you some idea. Otherwise you need to park up at the road which was busy the week we stayed. But I think it was a busy week.
Barns cottage it’s a fantastic place and we can’t wait to return.

What nice comments you've left, thanks so much! It's a shame that you didn't have the good weather that was in abundance earlier in the summer but sounds like you really made good use of everything the house has to offer regardless. Fortunately there is plenty to do in and around Braunton when it's wet, but I hope that next time you visit you'll get plenty of sunshine to explore all the beaches and local walks. Well done for pointing out that the garage is indeed standard size and you definitely can't fit a car in with a roof box. Some 4-wheel drives fit (I've measured up for guests on several occasions). Always worth mentioning to me what kind of car you have if you're at all concerned about fitting it in the garage and I can suggest alternatively parking. Hopefully see you back in Braunton soon :)

Amazing cottage.
Barns cottage is amazing. It looks good on the photos but actually seeing it, the photos don’t do it justice. The layout and amount of space is amazing. Big kitchen with everything you need and a very nice welcome basket .Then there is the outside area, wow. Any time we were at the cottage, we were outside. Eating bbq, few drinks, the fire going, table tennis and last but not least, the jacuzzi. The location is also fantastic, not too far from anywhere. We walked to Staunton sands one day and to Barnstaple, along the Tarka trail, another day. Plenty of places to eat and drink close by. We did enjoy CJ’s sandwich shop, lots of choice and ideal to put together a lunch to take to the beach. The Tesco store is also very handy and not far away. We all had an amazing time and would love to return sometime. Big thank you to Barbara for letting us stay and to Julie for keeping the place so nice.

Perfect stay!
6 of us had a perfect stay at Barnes cottage, house is fantastic as are the gardens.
Lovely welcoming neighbours.
The town itself is ideal with plenty eateries to suit all and seemed very reasonable given the fantastic location.
Local beaches are a must, all within a short 20 minute drive.

Glad you all had such a good week at Barns Cottage and got out and about to appreciate much of what Braunton and the local beaches have to offer. Fantastic 5* accommodation
Stayed at Barns Cottage with my family last week. Wow, what can I say?! An amazing place to stay with lots of mod cons and luxuries. The garden was superb - mum loved sitting in the beautiful garden reading. Having a hot tub was awesome. Each room was beautifully presented. Special gifts left for my 2 children was so personal and much appreciated by the kids. Kitchen is well equipped for cooking.
Short drive to the beach at Saunton Sands. Great beach with toilets and shop.
Short walk to shops and pubs/eateries. Tesco is about a mile drive but there is a short cut if you prefer to walk.

Really hoping to return soon.

Beautiful cottage just perfect
Had an amazing stay at barns cottage , has everything you need we stayed for new year and was welcomed with a beautiful hamper to celebrate the new year with and chocolates for the children the children loved the outdoor space and running through the secret passage ways and there triple bunk bedroom , the cottage is very well located with town a few minutes walk away and the chippy was very good there is also lots of nice walks and it was nice to relax in the hot tub at the end of the day thanks for a amazing week away with lots of memories made

A great cottage in a fab location
We were truely spoilt at Barns Cottage. Our 2.5 year old was spoilt for choice with the toys to play with, Grandma & Grandad relaxed in the hot tub while mum & dad could stretch out on the sofa and plan family days out. We loved the welcoming touches and the care taken by the owners to put a stair gate up ready for our arrival. The cottage was so comfy and had every amenity you could wish for. Location wise we made the most of the eateries on our doorstep as well are travelling out to some great adventures. We would definitely stay at Barns Cottage again, our little one is already asking when we are going back to our 'holiday home!'

Braunton itself offers a selection of shops, pubs, cafes and restaurants. The village boasts no less than seven surf shops, highlighting the popularity of the sport in this area.
The local beaches are among some of the top surf locations in the country eg Saunton, Croyde, Woolacombe, and Puttsborough, with Croyde staging the annual Gold Coast Oceanfest surf and music festival in June and Woolacombe hosting both the Atlantic Watersports Games and the UK National Sandcastle competition in July.
Numerous beautiful walks and cycle trails can be explored in and around Braunton, including Braunton Burrows, Baggy Point, the West Coast Path, the Tarka Trail, Morte Point and Exmoor National Park. Keen nature lovers can also head out to Lundy Island to visit the puffins!
For younger guests, additional attractions include go-karting, ten pin bowling, quad biking, Combe Martin Wildlife & Dinosaur Park, Watermouth Castle Family Theme Park, Lynton & Lynmouth Cliff Railway, Tarka tennis centre, horse riding, North Devon's largest indoor soft play centre and much much more!
Getting around
there is a bus service that will take you to the beaches but in reality it is best to have a car to make the most of your time here. Saunton sands is a 10 minute drive away with Croyde beach 5 mins further on. Cycling in this area is varied - the tarka train extends from Ilfracombe to Dartmoor and is very flat but for those that like testing hills , fill your boots! Braunton is very close to Exmoor national park and the the Bristol channel areas of Lynton and Lynmouth are a 60-90 minute cycle - check out the Valley of the Rocks while you are there.
