Ca di Bracco is a beautiful traditional stone house with an enviable position above the Niccone Valley. It is fully restored to have all modern comforts whilst retaining many original features. The house sits in 4 acres of its own land and has complete privacy and beautiful views over the Niccone Valley. There are 4 excellent restaurants within 5 minutes drive, one within walking distance along country lanes and tracks. The pool is heated with solar panels and has a thermal cover so it has one of the longest swimmable seasons in the area. The pool is fully fenced and gated making it secure for families with young children. By the house is a cedar wood hot tub. There is Wi-Fi internet. The house has the original chestnut beams throughout and is paved with terracotta tiles. All .windows have insect screens and there are fans in all bedrooms On the ground floor the front door opens into the kitchen which has a breakfast table, gas hob, electric oven, fridge freezer, microwave, toaster, washing machine and dishwasher, it is amply supplied with cooking utensils, crockery and cutlery, it has the original barrel vaulted ceiling. Through an arch to the dining table which has table and chairs for 10 and a cupboard of board games; French windows lead to a large paved outside terrace which is partly shaded with vines. There is a large dining table here that seats 14, a swing seat, deck chairs, barbecue, table football and table tennis table. Also on the ground floor is a double bedroom with en-suite bathroom with bath tub, independent shower, WC and basin. There is a twin bedroom (2 single beds) off a hallway from the kitchen with a shower room (shower, WC, basin) next to it. Stairs from the kitchen lead to the upper floor entering into the sitting room which has 2 sofas and 2 armchairs, a wood burning stove, TV withDVD player and DVD library. A door leads to the covered loggia which has cane furniture and views over the valley. There is a double bedroom with en-suite bathroom (bath, independent shower, WC and basin). A corridor from the sitting room leads to 2 more bedrooms and a shower room. The shower room has shower, basin and WC, the first bedroom is a double and next to it is a twin bedroom (2 single beds). The garden stretches down from the paved terrace over a lawn to the fenced and gated pool area. The pool measure 10x5m with a deep end to 2.2m and has internal steps. There is a large pergola with a table and chairs. There are comfortable sunbeds with head shades. The garden is dotted with olive and fruit trees and flower beds. An old stone ruin in the garden shelters a herb and flower garden and has a bench seat. The owners (an English couple with 2 teenage daughters) live in the separate, adjacent tower. The garden and parking and buildings, entrances etc. are complete separate, the pool and main garden is for the sole use of guests and guests' privacy is completely respected while the garden and pool receive daily maintenance and cleaning.More

About the neighbourhood
Umbertide is the nearest town, about a 12km drive. It has many shops and supermarkets and several good restaurants and pizzeria. There is a weekly colourful market and in September it celebrates it's festa of the 1800s which is always a local highlight. the Niccone Valley is one of the most sought-after locations in the Tuscany-Umbria area, it is a beautiful green valley dotted with castles and stone houses full of olive groves and vineyards. The local vineyard is 5 minutes drive from Ca di Bracco and the owners run regular wine evenings at the vineyard. It is a great place for walking. The small village of Spedalicchio is 2km drive and has a small grocery store.
