Three adjacent cottages offer 6 bedrooms sleeping up to 12 people with 2 additional Z-beds (suitable for children) and 3 cots. There is space to socialise but also flexibility for those choosing to be independent: the Coach House (3 bedrooms, with a large, spacious lounge), the Haybarn (2 bedrooms, can dine up to 12), the Old Byre (1 bedroom, provides a peaceful bolt-hole).

From the lounge, which has fantastic views, a flight of open-tread stairs leads to a romantic galleried, double bedroom. All other rooms are on the ground floor making this cottage suitable for visitors with limited mobility. The master bedroom has a king-size double bed with an en-suite shower room while a separate, family bathroom has a shower over the bath, hand basin and toilet. A third bedroom has twin beds in a bunks arrangement and there is a folding Z-bed for an extra guest. A spectacular modern kitchen with granite worktops, American style fridge/freezer and under floor heating.Tourist Board GOLD Award.
The HAYBARN, part of a former barn and corn store, has 2 bedrooms and sleeps 4/5 guests. It has a very spacious, modern kitchen & dining room with under-floor heating, granite worktops and is equipped to an exceptionally high standard. The lounge is especially cosy with wood-burning stove (Biomass) and wonderful views. An open-tread flight of stairs leads to a landing overlooking a courtyard. The landing provides access to a modern, deluxe, family bathroom with a shower over the bath, toilet and hand-basin. The master bedroom has a spectacular vaulted ceiling and king-size double bed. A separate, second bedroom has twin beds (which can be made into a king-size double by arrangement). This cottage will easily accommodate two couples but the layout (second bedroom leading off the master bedroom) means that it’s particularly suitable for families, especially those with small children. The second bedroom contains a Z-bed for an extra person.

The OLD BYRE, a cozy and romantic cottage, has 1 bedroom and sleeps 2 guests. It has an open-plan lounge, dining area and modern, deluxe kitchen with granite worktops and integrated appliances. Recently installed wood-burning stove (Biomass). An open-tread flight of stairs leads to a galleried landing which provides access to a double bedroom with truly stunning views! The deluxe bathroom has a shower over the bath, toilet and hand basin.

Each cottage has dishwasher, washer/drying machine, hob, oven, fridge, freezer, Nespresso coffee machine, microwave, LCD TV, DVD, Bluetooth speaker and WiFi. Outside, each cottage has its own garden furniture, picnic table, barbecue etc. with access to a grassy paddock. We have some complimentary cycles for our guests to use.

This was our third stay in the old Byre . We really love this cottage and all that goes with it . The quality and comfort provided makes us want to return and return we will again one day . Everything is spotlessly clean and of very high quality .Having family living nearby we find the well equipped garden and courtyard with outstanding views ,an ideal safe place to entertain . Nothing is too much trouble for the owners should you need anything , otherwise they just say morning or afternoon and are always happy to suggest places to visit , pubs to go to etc . Chris and Liz are excellent hosts and we highly recommend Swainsley farm .

Great stay in a lovely cottage.
We have been coming to Swainsley Farm cottages for 20 years and during that time have stayed in all three. This time we came with family and had all three cottages at once, which was a first. Well equipped, modern and comfortable they have provided us with some great memories. Chris and Liz as hosts have always been incredibly welcoming, attentive and helpful. The cottages are set in a beautiful location with some great easy to reach walks nearby. The outside space is charming and provides delightful views down the Manifold Valley. Great for a G and T in the evening!! Swainsley Farm is an ideal location for a family break or for couples and we will back 2024.

Beautiful quiet location, still everything within easy Reach
We had a wonderfull week at the Old Byre Cottage, it leaves nothing to bedesired. The location is away from all the modern noise and hustle. Still everything you want to do or need is easy to reach (albeit the roads are narrow). Lots of activities, walking Miller Dale, Lathkill Dale and Dove Dale (thoughavopid the last one not on a weekend), cycling Tissinton and Monsal trail. Manifold trail is on your doorstep.
On a rainy Day visti a pottery in Stoke on Trent, we took a factory tour at Emma Bridgwater and shopped at their factory outlet.
The Black Lion at Butterton is still a real English Pub with own food, not your standard hamburger or Chicken Skewer.
Just go and experience Swainsley Farm yourself

Wonderful Peaks Holiday
Fabulous stay in the Old Byre at Swainsley Farm. The accommodation was immaculate and very well appointed. The view from the bedroom and the patio was outstanding. Liz and Chris are excellent hosts attentive but not intrusive. Highly recommend a stay here. We will definitely be holidaying there again. Had a wonderful bike ride on the Tissington Trail courtesy of Parsley Hay Cycle Hire who also gave lots of information on walks in the area. A visit to the Ginger Butchers in Bakewell is a definite must.

Spectacular cottage
As the title says absolutely spectacular location and cottage. Really close to loads of beautiful villages. Exceptional walks and biking trails right on the doorstep. Brilliant pubs close by too. What more could you want! Hosts Chris and Liz were really helpful with information and just there if you needed anything.

Wonderful family break
We stayed in the Haybarn which was very comfortable, clean and cosy, especially when we lit the biomass fire in the living room! A lovely mix of rural features and modern comfort. We felt at home straightaway and we appreciated the welcome basket and the flexibility in our late arrival timing. Our beds were outstanding in comfort. We felt very welcome and Chris was really helpful when he had any questions and very knowledgeable about the local area. The immediate environment is stunning! Lovely views, clear air with a river running in the valley and a safe, easy biking and walk track suitable for all ages. We biked and walked to the Manifold Inn nearby which felt like an adventure - we grown ups managed fine on the bikes that are available to borrow. Thor's Cave nearby is a reachable destination by foot or bike and you can pick up a delicious cake or ice cream en route at Whetton. We were spoilt for choice for places to visit nearby from stately homes to caverns to a lovely wildlife park. Definitely a must for a rural, family holiday. Thank you Chris and Liz! I wish I could go back today!

Amazing spot
We stayed in the hay barn for 5 nights. It was a perfect cottage, and even though we were 2 adults and 3 teenage children, it didn't feel small. The kids had bonding time in the same bedroom. Beds were very comfortable and cottage had everything we needed. The location is stunning. We did two great hikes straight from the cottage. Beautiful scenery. We also took advantage of the bikes and went for a cycle. Highly recommend this place.

Wonderful holiday cottage
We had a really lovely stay at Swainsley farm, the location is fantastic with beautiful views and wonderful countryside, with the Maifold trail walk right on the doorstep. A real feeling of remote countryside in the middle of the Peak district. Loads to see and do in the the kids had a great time and the cottage was very comfortable.

"A magical little getaway"
I really needed a break away from things and this was a perfect and magical little escape. The scenery is stunning. It was so peaceful and good to feel more connected to nature. Just near the cottage itself is amazing views, wooded areas and the river. Because of mobility issues i didn't venture out far and onto trails etc (but the manifold trail runs right by the cottage) but i could still get out near by and feel immersed in the natural environment. The cottage itself was lovely and finished to a high standard. It had everything i needed, and i loved relaxing by the wood burning stove in the evening. Chris and Liz (the owners) were freindly and welcoming, and they where at hand and made sure i had everything i needed. I wish i was back there!!! I would highly recommend and hope to return in the future. Lydia

Coach House
Comfortable,Cosy and spotless.Exceeded our expectations.The scenery was stunning the area was fabulous. Our hosts were on hand if we had any problems (we did not).The time flew by 4 days simply not long enough.We will certainly be back.

• Steeped in history, an area of outstanding natural beauty, lush tranquil dales, wild romantic highlands.
• Located on the Manifold Trail (9.5 miles of cycling, some of the most spectacular scenery in the National Park, easy access for pushchairs & wheelchairs).
• Fishing, pony-trekking, golf and water sports available locally.
• The less energetic can stroll along the banks of the river or explore pretty villages with lovely old churches and ancient inns. Shops and wonderful places to eat close-by.
• Local attractions: Chatsworth, National Trust properties, gardens, Alton Towers etc..
• Market towns: Buxton, Bakewell, Ashbourne and Leek all a short drive away.
• Complimentary Leisure Centre pass (Leek) for swimming pool, gym etc.

· We are about a mile from the pretty village of Butterton which has a lovely old pub, the Black Lion. There are other wonderful pubs and places to eat close-by including the Manifold Inn (in the tiny hamlet of Hulme End, a short distance away along the Manifold Trail) and the George Inn in Alstonefield (Michelin Guide & selected by the Times/Alistair Sawday as one of their 10 best pubs)

VISITORS COMING NORTH on the M1: We suggest you avoid Derby by taking exit 23A onto the A50 and then the A515 to Ashbourne.Visitors approaching from Leek or Ashbourne on the A523: Turn onto the B5053 at a main cross-roadsthe and pass through Onecote village. 1½ mile past Onecote take the second turning on the right into Butterton. Drive through Butterton to the far edge of the village and bear left towards Hulme End. We are located ¾ mile down this lane on the right. The entrance to our driveway is clearly marked.Visitors approaching from Bakewell, Buxton or Ashbourne on the A515: Turn onto the B5054 and pass through Hartington to Hulme End. At the Manifold Inn turn left and after 400 yards take the first right onto a very narrow lane. After 1½ miles a hump backed bridge takes you over the Manifold River. Carry on up the hill towards Butterton for about 200 yards (going past the gates of Swainsley Hall) and the entrance to our driveway is clearly marked on the left.
